Our Goals for Commercial Growth

We strive to develop a city where the needs of residents are met by establishments just like yours. Currently, Eagle Mountain City is seeing a surge in retail and other commercial development, but there are still plenty of opportunities to be seized. Many businesses in Eagle Mountain are not facing any local competition, and many retailers have not entered the market despite having a population of nearly 70,000 residents. Over the coming years, Eagle Mountain City seeks to attract much more retail and other commercial businesses to bring quality goods and services closer to home.

Breaking Barriers

You’ll Love Eagle Mountain

Eagle Mountain City strives to keep development simple, fast, and as low cost to you as possible. We are also happy to share suggested actions you can take to help prevent any delays or increased costs due to plan revisions or unforeseen changes. Please contact our Economic Development Director to discuss your goals.

NEW InFORMATION

Opportunity for Hotels

Currently, our city of nearly 70,000 residents and large industrial projects has no hotels. Recently, Eagle Mountain City contracted with HVS to complete a Hotel Market Feasibility Study to determine how well a new hotel would do in our city. The study showed strong opportunity; see for yourself.

Commercial Development FAQs

You can find listings of available commercial property on this page, or you can view the Economic Development Dashboard for properties that are not currently listed but could be still purchased/leased.

Turnaround times vary based on the type and scale of the development. However, Eagle Mountain City understands that swift and helpful responses can go a long way to keeping costs lower and reducing headaches. Please contact Eagle Mountain City for suggestions about optimizing submissions, corrections, and so forth.

The City strives to keep fees as low as possible. Fees you can expect as part of your commercial development include Impact Fees, Permit Fees, a Business License Fee, and costs related to the acquisition of water shares. You can find more information by viewing the Consolidated Fee Schedule, or the Business Licensing page.

Eagle Mountain City has consistently remained one of the lowest-cost cities in utility rates. You can find the Utility Rates in the Consolidated Fee Schedule.

If you are unsure where to begin, please contact our Economic Development Director at 801-789-6645 or eberrett@eaglemountain.gov. Because every situation is different, there isn’t a one-size-fits-all plan we can provide.

For many years, Eagle Mountain had limited commercial development, but that is certainly changing. Currently, there are limited second-generation buildings available for retail, but a variety of office space options on the north and the south side of Eagle Mountain. Contact us to learn more.

A handful of years ago, the state of Utah greatly limited the ability of cities to offer incentives to retail/commercial businesses. Currently, Eagle Mountain’s focus is creating programs and other support to small businesses. If your business is struggling to make the numbers work, please reach out to see if there are creative ways we can help.
