Mortgage Assistance Program expanded to monthly applications

Eagle Mountain City is expanding the application period for its Mortgage Assistance Program to provide more opportunities for public sector workers and other qualified applicants to achieve homeownership.

Starting in April, the program will open for applications on a monthly basis instead of quarterly. The first monthly application round will run from April 1 to April 15, offering four mortgage assistance loans. In the following months, the City will provide up to five loans per round through July, and four loans per month through October.

“We’ve seen strong interest in this program and want to ensure more applicants have a chance to benefit,” said Eagle Mountain Director of Legislative Affairs Cliff Strachan. “By moving to a monthly application cycle, we’re increasing access and flexibility for those looking to secure housing in our community.”

The Mortgage Assistance Program provides up to $25,000 in assistance to first-time homebuyers who work for public sector employers, such as teachers, firefighters and law enforcement officers.

Funded through the Eagle Mountain Redevelopment Agency, the program is part of the City’s Moderate Income Housing Strategy and aims to help essential workers live in the city they serve.

To qualify, applicants must earn no more than 120% of Utah County’s Area Median Income (AMI)—currently $109,500 for a family of four. Single applicants qualify with an income of up to $91,600, while larger households can earn up to $151,800.

In addition to financial support, the program offers loan forgiveness incentives for public employees.

While all participants are eligible for prorated forgiveness over 15 years, those who work for public sector employers can have their loans fully forgiven in as few as five years of continued employment and homeownership.

“Homeownership is a key part of building a strong community,” Strachan said. “By making this process more accessible, we’re investing in the people who make Eagle Mountain a better place to live.”

Applications will now be submitted through an online portal available on the Eagle Mountain City website. Eligible applicants can also obtain mortgage preapproval simultaneously with their program application.
