EM in talks with national grocer for potential grocery anchored development

Eagle Mountain City has confirmed it is in active discussions with a national grocer regarding the potential siting of a new grocery-anchored shopping in the community, with what could become one of the city’s most significant commercial developments to date.

While nothing is finalized, the proposal would see the acquisition roughly 60 acres from Ivory Homes to develop a multi-tenant commercial hub on the east side of Pony Express Parkway between Mid-Valley Road and Old Airport Road.

The planned grocer would be a central feature, complemented by a mix of other businesses still to be determined.

“This is a major opportunity for Eagle Mountain,” said Evan Berrett, Eagle Mountain City’s Economic Development Director. “Bringing another full-service grocer to our city has been a long-standing priority, and we’re excited about the potential this project holds, not only for residents but for the broader commercial landscape here.”

The proposed development would be located directly across from the future Eagle Mountain Downtown, an area the City is planning to cultivate with a strong small-business focus.

The proximity of a major commercial center could create a symbiotic relationship that helps the future downtown Eagle Mountain flourish.

“One of the most exciting aspects of this proposal is that it could significantly accelerate needed infrastructure improvements in the area,” Berrett noted. “The planned upgrades would extend Mid-Valley Road and Old Airport Road east of Pony Express Parkway, laying the groundwork for a future connection to Mountain View Corridor. That’s a big deal for mobility and future growth.”

While final details are still being negotiated, City officials anticipate the project could come before the City Council for discussion as early as this summer.

“We’re talking about convenient access to groceries and other retail services, new jobs for residents, and a major increase in sales tax revenue that supports the services and amenities our community needs.”

While discussions are progressing, no formal agreements have been signed.
