Land acquisition completed for future downtown

Eagle Mountain City is making tangible progress toward its long-envisioned downtown by purchasing 20.99 acres of land from the Utah School and Institutional Trust Lands Administration (SITLA) and Ivory Development.

This property, located directly east of Cory Wride Memorial Park, will serve as the foundation for the City’s downtown master plan, bringing new amenities, small business opportunities and civic spaces to residents.

“There are a number of needs the community has and the community needs a place dedicated to meeting those needs,” says City Economic Development Director Evan Berrett.

The future downtown will be a pedestrian-friendly destination, fostering a small-business shopping district and providing space for an expanded City Hall, Library and other civic uses. Unlike other commercial areas in the city, this development will not include big-box retailers, preserving a unique, community-oriented atmosphere.

“This is a major milestone for Eagle Mountain,” said Berrett. “By securing this land, the City gains greater control over how the downtown develops, ensuring it aligns with the vision that residents helped shape.”

The City has been working closely with MHTN Architects and engaging residents through surveys, open houses, and community discussions to design a downtown that reflects local values and priorities. The recently finalized master plan is expected to be formally adopted in the coming months.

One of the key benefits of City ownership of this land is the potential to create more affordable commercial spaces, supporting local entrepreneurs and small businesses. The City aims to cultivate a diverse and dynamic economic environment while maintaining a walkable, vibrant community hub.

“This downtown is being designed to meet needs that can’t be met anywhere else in Eagle Mountain,” said Berrett. “It will be a special place where residents and visitors can gather, shop, attend events, and create great memories.”

With the land secured, Eagle Mountain City will move forward with implementation planning, phasing and coordination with strategic partners. The downtown initiative remains a crucial part of the City’s broader efforts to enhance quality of life, provide economic opportunities and ensure that growth is managed responsibly.
