Property Tax

Property tax is the money that local governments collect on property within their city.   

Utah’s property tax system is “revenue-driven” rather than “rate-driven.” This system leads to the property tax rates needing to be set each year. This is to ensure cities receive the same amount of money year over year. Public hearings on property tax only take place when a city needs to collect more money from the same taxpayers than they did the previous year. 

Property taxes in Utah are managed through the collaborative effort of several elected county offices. Once the county has established the Certified Tax Rate (the rate to provide the city with the same amount of property tax revenue it received in the previous tax year), the City Council accepts the rate or proposes a new rate that will generate more money.  

Current Property Tax  

The 2024 property tax rate is 0.000561% of the taxable property value. This means that residential property owners pay $5.61 in property taxes for every $10,000 of taxable home value.  In Utah, residential properties that serve as the primary residence of any household receive a discount and are only taxed on 55% of the value of their home. 

Tax Rates for all Taxing Entities   

Eagle Mountain City residents pay property taxes to five different entities as well as a separate levy for administering and collecting the taxes. You can view what percentage of your property taxes goes to each individual entity below.

Sales Tax

Sales tax is the money you pay to the local and state government when you purchase goods. Sales tax is often the biggest source of revenue supporting the City’s general fund.   

The sales tax rate for Eagle Mountain City is 7.35%, but did you know that only 1% of the rate makes up the local option portion of the tax? This means that for every $100 you spend $1 of sales tax goes to support basic services provided by cities and towns. 

The sales tax rate is comprised of the following: 

State 4.85% 
Local 1.00% 
County 0.25% 
Transit & Highways 1.25% 

Combined Sales & Use Tax Rate: 7.35% 

Consolidated Fee Schedule

Drone Operations

To better serve the community, Eagle Mountain City began use of drones to reduce the time, costs, and risk of various tasks. City staff operating drones are either commercially licensed drone operators or being directly supervised by commercially licensed drone operators.

Eagle Mountain City posts all drone activity on this page 24 hours before the operation begins. Eagle Mountain City citizens are welcome to monitor whether these activities fall in line with the Eagle Mountain City Drone Operational Use Policy.
